Property in Bulgaria could be interesting for Russians

Bulgaria for a long time is the most accessible in terms of prices in the housing market in Europe. Contents of a house or apartment should not be onerous - the size of utility bills, in comparison with other countries, the minimum and the quality of maintenance services is high.

Leadership of Bulgaria at the residential and commercial real estate is largely due to loyalty to the Bulgarian legislation to the non-resident investors and the procedure for repatriation of profits and capital.

How it all began? Another 5 years ago it seemed that the prospects of growth in prices, demand and supply, such as the real estate market of Moscow, will not.

Mainly sold small lots of 10-20 hectare total cost of 400-1200 thousand euros per plot. And cost-effective hotel on the 10 hundred parts can not be built ... True, these resorts are still very attractive, and have a little time later, in 2006 - Sunny Beach has been rebuilt, changed noticeably better, with the advent of modern hotels, whose owners mostly - the British and Germans.

Bulgaria to benefit from many points of view. In particular - in all legal matters and legal complexities associated with the design of the property - they virtually did not happen, unlike in Hungary, Croatia and Montenegro (Kosovo issue, idea-fix "
Great Albanian Empire"
), in addition, was also period of time when Yugoslavia was composed of chipped and the breakaway republics, each republic - its legislation, disputed border areas, differences in the interpretation of the law on restitution .... In Bulgaria, private ownership of land had always existed.

Crisis began ... Until 2008, growth in property prices in Bulgaria amounted to 80% per year, although this growth was fueled somewhat artificially, the British and Germans, specially developed software for them. Since the beginning of 2005 in England was launched mortgage lending apartments pensioners in England to buy apartments in Bulgaria. These apartments, is nice on the mentality of pensioners have been an area of 40-60 square meters. m with low quality design and finishes. Now these items sell for 40-50 thousand euros and the majority of apartments on the Bulgarian property market - precisely such objects.

In 2008, in Sunny Beach was about 40 buildings in the crisis was being built only two sites, and on the stage of the crisis in 2009 - only one. Prices are in crisis in Bulgaria's average declined by 50-70%, the bottom of the price of an ordinary real estate in Bulgaria, a bit like a Russian "
hruschoby, achieved - from 600 euros for 1 sq.m.

Premium segment of real estate crisis has affected differently - in a position to freeze construction and "
unfinished"
1-1,5 thousand apartments in the next couple of years in operation, they were unlikely to be commissioned. Ready, yet apartments raskuplennyh no more than 500, so that the supply shortage occurs, and very serious.

Moreover, the scarcity of good land for the construction of an elite already exists in the next ten years will not disappear. He is due to several reasons:

Changing the Development Code in Bulgaria after its entry into the EU in 2008:

- Build a 100-meter beach, it is impossible, in the 300-meter can, but only 3 floors, 500-meter - 5 floors.

- Earlier, just before 1 January 2008, it was possible to transfer agricultural land for the construction of Apartment Complex, the construction of a hotel or in another category, it is now impossible, but all those lands adjacent to the coast and have easy access to the beach - and there are few, about 25 km., part of the southern Black Sea coast, part of the north - agricultural land and is ...

- It is still possible to buy plots on rocky shores, without the engineering infrastructure - the infrastructure brought up to the resort areas, residential buildings on the plans of economic development of Bulgaria ...

Sooner or later, real estate prices in Bulgaria are comparable to Western European countries. While the price of housing under construction are still available, interest in property in Bulgaria is due and this, too. Apartments in houses being built by Russian companies on the Black Sea coast, is proposed for 650-900 euro / sq. m

Sochi, Russia's main resort, can begin to interest the Russians less than Bulgaria, despite the impending Olympics.

The cost of living in Sochi in recent years has been at times more expensive.

With transportation problems (in other words, "
traffic jams"
) can be found no less than in Moscow.

To fly from Moscow to Sochi and to Bulgaria for the same time, but summer in Bulgaria and more flights, and is a pleasure cheaper.

And last but not least - buying property in the EU, its new owner gets a visa for two years for themselves and their family members ... A residence permit may be issued to those who is an investor in Bulgaria. Many Russians are beginning to be interested in buying the premises provided by shops, restaurants, offices and services in Bulgaria.

According to investment in restaurant business in general, Bulgaria occupies the leading position on the objects of hotel business.

Hi,
You are right Sarah . But some of the Russians are ready to pay really good money for a property with good location. They like very much Varna and Sunny Beach. It is a tradition the Russians to visit Bulgaria Black Sea Coast.

Hi,

Russians are the main investors now on the Bulgarian property market. And the sellers are English or Irish people. Many of them sell even at a loss.

Yes, very clever indeed, smart move by the Russians, let us do all the work and then reap the benefits, now why did we not think of that

Good luck to them I am sure they will get lost of bargains.
